Strategic Objectives
The primary intent of these investigations is to establish a property's environmental "baseline" at a specific point in time—critical for the Aviation Authority when a new tenant obtains a lease or an existing tenant departs.
Liability Protection
Defining preexisting conditions to mitigate future environmental litigation and cleanup cost disputes.
Operational Readiness
Ensuring facilities meet safety standards for immediate occupancy and long-term asset health.
Technical Scope of Work
Multi-Media Assessments (ASTM & Chapter 62)
Full-scale analysis of soil, groundwater, and soil vapor in accordance with ASTM guidelines and Chapter 62-780 FAC.
Gaya's Note
The consultant/engineer tests the ground, water, and air under the buildings to see if anything leaked in the past. ASTM is the global "gold standard" rulebook for how to do this correctly, and Chapter 62 is the specific set of Florida laws the consultant/engineer must follow to keep the state government happy.
Industrial Hygiene & VOC Monitoring
Indoor Air Quality (IAQ) monitoring for CO, CO2, VOCs, and fungal spores to ensure personnel safety.
Gaya's Note
The consultant/engineer checks if the air inside is safe to breathe for airport workers. VOCs (Volatile Organic Compounds) are invisible gases that come from things like fuel or strong cleaners. If they're too high, they can make people sick, so the consultant/engineer measures them to ensure they are at safe levels.
Asset Structural Audits
Pre-demolition and pre-renovation asbestos surveys, including clearance monitoring for ongoing MCO facility upgrades.
Gaya's Note
Before the airport tears down or fixes a wall, the consultant/engineer makes sure there aren't hidden dangerous fibers (asbestos) that could get into the air. It’s a mandatory safety check before any construction starts.
